Monroe Village is located at the intersection of Weddington Road and Martin Luther King Jr. Boulevard. The approximately 172-acre site is positioned within a growing area of Monroe with convenient access to existing neighborhoods, employment, schools, and major transportation corridors.

The City of Monroe has identified the intersection of Weddington Road and Martin Luther King Jr. Boulevard as a “Neighborhood Mixed Use Center,” which calls for a mix of uses including single-family and multifamily housing, commercial and office space, mixed-use development, and open space. Yes. Pappas Properties is working with Harris Teeter as the proposed grocery store for Monroe Village. The plan includes an approximately 65,000-square-foot Harris Teeter that would anchor the retail village alongside restaurants, shops and everyday services. A lease has not yet been finalized and would be contingent upon approval of the proposed rezoning.

Bringing retail and housing together creates a more connected and sustainable community. New residents help support the grocery store, restaurants, shops and services, while those businesses provide convenient amenities for both Monroe Village residents and surrounding neighborhoods. Planning these uses together also allows for a more coordinated approach to transportation improvements, open space, sidewalks, and other community infrastructure.

Traffic impacts have been an important part of the planning process, and Monroe Village has been evaluated through a Traffic Impact Analysis. As part of the project, the developer would fund more than $5 million in transportation improvements designed to improve traffic flow, access and connectivity in the surrounding area.

More than 70 acres—over 35% of the overall property—are planned to remain as preserved open space. The plan also incorporates trails, sidewalks, pocket parks, and other green spaces to create connections throughout the community including a reserved corridor for the future Carolina Thread Trail or Bearskin Creek Trail .

· Monroe Village would add two full movement traffic signals. One at Clark Road and Weddington Road, and one at the grocery retail center and Weddington Road.
· Widening Weddington Road from Clark Road to Martin Luther King Jr. Boulevard (approximately 2,820’)
· Turn lanes on Clark Road, WEddington Road, Martin Luther King Jr. Boulevard, Goldmine Road, and Rocky River Road (eight total added turn lanes)
· Signalized pedestrian crossings on Weddington Road and Martin Luther King Jr. Boulevard

Monroe Village students are anticipated to attend Rocky River Elementary, Health Sciences Academy at Monroe Middle School and Monroe High School. Union County Public Schools has confirmed that these schools currently have sufficient capacity.

The proposed Monroe Village plan actually reduces residential density from 3.13 to 2.66 units per acre, decreasing the total number of homes from 541 to 459. The revised plan also reduces apartment homes from 200 to 135, introduces age-restricted housing, increases planned retail from 12,000 to approximately 141,000 square feet, and adds a national grocery store.

Monroe Village has been designed as a thoughtfully planned transition between existing neighborhoods and the continued growth occurring along Weddington Road and Martin Luther King Jr. Boulevard.
